HOW TO OBTAIN PERMITS FOR RESIDENT ROOM ADDITIONS,
SWIMMING POOLS, ACCESSORY STRUCTURES, DECKS, ETC.
1. Submit three (3) copies of Site Plan showing location of dwelling
and proposed structure or addition on lot Site Plan is to be to scale.
Also, submit application and appropriate permit fee based on the following
schedule:
- $10.00 for first $1000.00 of valuation.
- $3.00 for every $1000.00 or portion thereafter.
2. Application is placed on plan review list and reviewed for zoning
and code review. Plans for garages, room additions and interior renovations
of a structural nature are required to have an architects seal on all
copies. The first sheet is to be signed. Decks are not required to be
sealed unless the design is unusual or the plans can not be reviewed for
structural integrity by the department. Storage buildings such as small
prefab sheds are not required to have sealed plans but the installation
and manufacturers specs must be provided. Swimming pools must be of an
approved design and manufacturers specs and installation instructions
provided. Swimming pools of in-ground construction (concrete or other
construction) requires an architects seal.
The inspection fees are paid when the permit is issued.
3. The Zoning Ordinance stipulates the setbacks for a principal structure
are:
- Front: Average of all front yards within 200' of the property
nothing less than 25'.
- Rear: 20% of depth not less than 20'.
- Side: 20% of width of lot with nothing less than 5' on any
one side.
4. The setbacks for an accessory structure are:
- 5' from rear yard property line.
- 10' from principal structure or another accessory structure.
No accessory structure permitted in front yard except ornamental fences
- separate permit and submission required for ornamental fences.
Accessory structure not to occupy more than 30% of rear yard, side yard
- 20% of width of lot, no side less than 5'.
5. The height limitation is 35'.
6. Accessory structures over 100 square feet in area are required to
have frost protection. (Frost wall or piers).
7. Inspections are required to be scheduled 24 hours in advance.
8. Inspections are required on footings foundation, framing and final.
9. A permit is not considered complete until the final inspection is
completed and complied.
